* Energy performance certificates were introduced to help improve the energy efficiency of properties.  Any landlord renting out a property requires such a certificate by law.  This law came into force on 1st October 2008 and energy performance certificates are required whenever a property is rented out.  The certificate provides "A" to "G" ratings for the property with "A" being the most energy efficient and "G" being the least.  The current average rating is "D".

Accredited energy assessors will need to visit the property and then produce an energy performance certificate along with an associated report which suggests improvements to make the property more energy efficient.  Please click here for a sample energy performance certificate.
